James Lockhart has life long success as an entrepreneur. Having been raised in a family that has always had small businesses, his experiences paved the way to create the opportunities through the various ventures that have been created with relationships in banking, capital funding, investor following and deal flow.
Brian FultonVP Acquisitions & Development
Brian currently oversees and supports the acquisition and development of Lockhart Management Group’s portfolio of self-storage assets operating under the Lockhart Storage Center brand. In 2020, Brian transitioned from the Mele Storage Group of Cushman and Wakefield bringing over 16 years of financial and self-storage experience to the team specializing in the areas of site feasibility, property development, valuation, cash flow modeling, research and sales.
Jennifer EvinsPortfolio Data Analyst
Jennifer recently joined LMG with over 18 years of experience in data analytics, managing Fortune 500 company Telecom and IT expenses. She serviced companies such as General Electric, Genuine Auto Parts, and iHeart Media, saving them millions in operating expenses.

She brings to LMG relational database and coding skills with reporting capabilities in Microsoft Access, Excel, and Power BI.

Jennifer is currently using her talents to structure and implement portfolio level analytics including market based comparable rent rates and deal underwriting.

A Suma Cum Laude graduate from the Terry College of Business, University of Georgia, Jennifer lives south of Atlanta with her husband Richard and two boys, Rye and Finn. She enjoys volunteering at church and going on family weekend vacations to the North Georgia Mountains and Florida.

Management

James Lockhart, our founder, and manager has significant experience in the self-storage market. A graduate of The University of South Carolina Moore School of Business, Mr. Lockhart has been involved in all facets of acquiring, developing, managing, and liquidating self-storage assets. His experience dates back to his college Finance senior project in 2001 hypothetically underwriting, developing and completing a self-storage property development in Columbia, SC. Mr. Lockhart has been involved in raising significant amounts of self-storage capital through his prior firm Harbor Light Securities, LLC a prior registered broker-dealer. Through Harbor Light Securities, LLC, Mr. Lockhart directed the placement of over $350mm in capital funding through various vehicles including, private placements, non traded real estate investment trusts, and public debt issues. Currently, Mr. Lockhart is involved in approximately 1,200,000 square feet of ground up development , acquisitions and operating self-storage assets including assets through affiliates Lockhart Capital LLC a private fund advisor and 3L Capital LLC, General Partner to MSSP II LLC.

Lockhart Management Group outside counsel is involved in all levels of our business from entitlement, contracts, closings, general legal, project execution and eventual property level disposition. Our legal team has had significant self storage experience throughout the US.

Our brand is Lockhart Storage Centers. After working with a Third Party Manager we determined that self management is the key to success. Self Storage is a personal business and no-one treats its tenants better than the owner. We strive to provide a safe, generous and professional environment for our tenants by building high quality construction, a complimentary moving truck, boxes, lock, and as well as other complimentary items with a friendly management philosophy.

Acquisitions & Dispositions

Lockhart Management Group manages all aspects of our acquisition of new properties, development, store operations and dispositions. Brian Fulton is Director of Acquisition, Dispositions and Development. He has years detailed experience working in the self storage industry. We work closely with our consultants to determine market feasibility, proforma analysis both before and during operations, and execution of disposition and marketing.

Construction Development

Development management is critical to our execution as we seek properties throughout the US. We have relationships with highly recognized regional and national General Contractors who assist us with the execution of the development process for each of our properties. A few of our projects have been completed with other developers but our main business is self management of the development process. After years of working with 3rd party developers, we found that our processes were better and more reliable. The outcome is better execution, faster delivery without sacrificing quality. Our development team consists of outsourced consultants, lawyers, accountants, auditors, engineers, architects, and General Contractors. While we are not vertically integrated , our development management execution has the same affect without the additional costs and risks associated with allowing others to manage the process.
